Freelance Senior Project Manager - Construction

Duration: 1 year (with potential extension)

Rate: £45 - £50 per hour

Location: Newcastle

IR35 Status: Inside IR35

Role Purpose

This is an exciting opportunity for experienced Construction Project Management professionals to join the project management team, delivering new build and internal fit-out projects. You will play a vital role in managing key client accounts, contributing to a high-performing multi-disciplinary team, and overseeing the delivery of commercial construction projects.

Responsibilities

• Lead day-to-day project delivery for funds, developers, and occupiers, as well as supporting larger projects.

• Oversee design teams for planning applications and statutory approvals.

• Administer building contracts, ensuring compliance with terms and conditions.

• Compile tender documents, critically review tender returns, and manage contract negotiations.

• Develop project documentation, including fee schedules, programmes, risk schedules, and master budgets.

• Produce and present comprehensive client reports throughout project stages.

• Manage client relationships and ensure high-quality service delivery.

• Resolve contractual disputes and implement change management protocols.

• Actively participate in business development and cross-selling within the consultancy.

Candidate Requirements

Essential Skills & Experience

• Proven project management experience for new build commercial buildings and refurbishments, especially office projects.

• Familiarity with managing projects valued between £2m and £50m+.

• Excellent contract administration knowledge (10+ years preferred).

• Strong communication skills and ability to build client relationships.

• Knowledge of legislation, including Health & Safety requirements.

Qualifications

• Ideally MRICS or APM qualified, though not essential.

• Construction consultant PM background and experience working client-side.

Preferred Skills

• Proficiency in Microsoft Excel, Project, and Outlook.

• Strong organisational and time-management skills.

• Self-motivated, proactive, and enthusiastic.

• Familiarity with live environment project management is a plus.

Work Environment

• Located on-site in Newcastle upon Tyne.

• No travel required outside the mentioned location.

• Client-facing role with significant stakeholder interaction.
