Position: Land Director

Salary: Excellent, plus guaranteed bonus + profit share

Capstone are working in partnership with a London-based real estate investment and development company with over 30 years of experience. Our client focuses on high-quality residential and mixed-use developments across London, the Midlands and the South of England.

We are searching for an experienced and strategic Land Director to lead our land acquisition and development initiatives, focusing on identifying, evaluating, and securing prime land assets across London and the wider UK market.

This role is pivotal to driving the Group's expansion in key sectors, including industrial & logistics, residential, and commercial real estate development. The ideal candidate will bring deep market expertise, a robust network of industry contacts, and a proven track record in high-value land transactions.

About you:

• Minimum of 8 years of experience in land acquisition and development, with a focus on industrial, residential, and commercial sectors.
• Extensive knowledge of the London and UK property markets and a demonstrable track record of successful land acquisitions and disposals.
• Established network of industry contacts, including landowners, agents, developers, and public sector entities.
• Strong analytical skills, with experience in financial modelling, market analysis, and due diligence processes.
• Proven ability to negotiate complex, high-value transactions and manage multiple projects simultaneously.
• Track record working with institutional funds.
• Strategic thinker with a proactive approach to identifying and capitalizing on new opportunities.
• Excellent interpersonal, negotiation, and communication skills, with the ability to influence and build relationships across all levels.
• Strong leadership and team management capabilities, with a commitment to fostering a collaborative and results-driven work environment.
• High degree of integrity, professionalism, and attention to detail.

About the role:

• Develop and implement the land acquisition strategy, targeting high-potential sites suitable for industrial & logistics, residential, and commercial developments.
• Conduct market analysis to identify and evaluate opportunities in emerging growth corridors and high-demand regions across the UK.
• Engage in site identification, including on-market and off-market properties, ensuring alignment with the Group's long-term portfolio objectives.
• Oversee financial feasibility studies, return on investment assessments, and financial modelling to support land acquisition decisions.
• Lead comprehensive due diligence processes, including planning, zoning, legal, environmental, and financial evaluations to mitigate risks and enhance investment outcomes.
• Leverage an extensive network of industry contacts, including landowners, local authorities, agents, and developers, to secure acquisition leads and strengthen the position in competitive markets.
• Lead negotiations for land acquisitions, ensuring favourable terms that align with the financial and operational objectives.
• Manage the end-to-end transaction process, from initial site appraisals and offer submissions through to contract exchange, planning, and completion.
• Manage relationships with prospective buyers and investment partners to maximise sale outcomes and identify future acquisition or joint venture possibilities.
• Prepare market reports, competitor analyses, and site benchmarking to inform and refine the land acquisition and disposal strategy.
