Position: Development Associate

Salary: Up to £90,000 plus bonus + benefits

Location: London

Capstone are delighted to be working in partnership with a pan-European industrial platform, headquartered in London, focused on urban/infill industrial and logistics properties in the UK, France, Germany, Benelux, Spain and Italy.

Founded in 2016, our client is a full-service development management and investment business with offices in London, Paris and Berlin. Today the Company manages a 100+ asset portfolio totalling ~1.3 million square meters and c. €4bn of AUM.

We are keen to speak with motivated, commercially proactive individuals to join the Development team, with a focus on the UK market. The role requires a talented and ambitious individual with a genuine passion for the industry and a desire to enable change. Ideally, they would have at least 7 years' experience managing complex industrial development projects. The ideal individual will have a professional background, hold the relevant accreditations and be passionate about delivering excellence.

About you:

• At least 7 years' experience in the real estate industry demonstrating relevant experience in Development Management
• RICS, RTPI or RIBA qualified (or other recognised industry body)
• Demonstrable management and delivery of major development projects across commercial and/ or industrial sectors
• Excellent communication skills/ diplomacy, with ability to manage the interests of multiple stakeholders
• Experience at both the pre-contract design, planning, procurement stage; and the post contract delivery stages through to PC
• Involvement in legal agreements such as s278/s106 planning agreements, tenant HOTs/agreement for leases, building contracts and appointments
• An understanding of market analysis, development feasibility analysis, proforma cash flow, RIBA design stage process, statutory approval processes and delivery
• A focused individual who is skilled at negotiations and the appointment/management of external consultants, agreeing fees and scope of services

About the role, main responsibilities include:

• Oversee active development and refurbishment projects daily. Be present on development sites and maintain a clear understanding of on-the-ground developments.
• Ensure that projects adhere to the business plan budget and timeline, identifying and resolving any issues that may affect these.
• Collaborate with the Investments team to assist in budgeting for development projects, ensuring costs are approved and align with financial forecasts.
• Lead and supervise the due diligence process prior to acquisition and ensure all construction elements are thoroughly vetted before closing.
• Manage projects through the planning phase, coordinating with local authorities and attending pre-application meetings to secure necessary approvals.
• Identify and appoint relevant technical teams, ensuring the right experts are brought on board for each phase of the project.
• Establish and maintain strong relationships with contractors and consultants, leveraging these relationships to add value to construction projects.
• Oversee all third-party consultants, including planning consultants, quantity surveyors, employer's agents, architects, structural engineers, contractors, and solicitors.
• Liaise with the market team and architects to ensure that designs meet the required standards and are aligned with the overall project vision.
• Work closely with solicitors to prepare, negotiate, and complete construction contracts.
• Prepare and present reports on project progress, focusing on cost control and programme, to both internal teams, external stakeholders and capital partners.
• Championing innovation in ESG and implementing sustainable solutions and proven technologies.
