Position: Property & Operations Manager

Salary: Up to £55,000 plus bonus + benefits

Location: West London

This is an exciting opportunity to manage a creative multi-let building in West London. You will oversee the day-to-day management and operational activities, ensuring compliance with health and safety regulations and company policies.

About you

Strong background in property management, facilities, or real estate.
Knowledge of health & safety compliance (IOSH/NEBOSH preferred).
Experience with managing tenants, contractors, and leases.
Proficiency in Microsoft Office, Xero, Re-Leased (or similar accounting/property management software).
Financial acumen with experience in budgeting, invoicing, and arrears management.
Excellent problem-solving skills and attention to detail.
Excellent customer service and communication skills.

About the role

Conduct regular inspections to maintain the building to a high standard.
Oversee repairs, improvements, and liaise with contractors.
Maintain contractor attendance schedules and verify supplier invoices.
Serve as the primary point of contact for tenants regarding facilities and lease-related inquiries.
Build and maintain strong relationships with tenants, contractors, and suppliers.
Conduct viewings and lettings, ensuring high occupancy levels.
Liaise with the company’s solicitor to provide heads of terms for agreed lettings, ensuring engrossments are issued promptly and procedures are followed through to lease completion.
Oversee financial obligations, including raising invoices, managing arrears, and monitoring service charges/rent deposit accounts.
Maintain management reports, including tenancy schedules and compliance documentation.
Oversee matters with suppliers, utility companies and local authorities, including tenancy changes.
Support the Directors with additional property-related tasks as required.
