Job Title: Capital Projects Manager

Location: Based in Bristol with a hybrid working setup

Salary: £60k - £70k + Package


Job Purpose

The Capital Projects Manager is responsible for planning, managing, and delivering capital projects across the estate, including new developments, renovations, and maintenance projects. The role ensures projects are completed on time, within budget, and to the highest quality standards, enhancing living environments for older adults.


Key Responsibilities

  • Oversee the full project lifecycle from feasibility to completion.
  • Plan, monitor, and control projects to ensure timely delivery within budget.
  • Manage costs, monitor spending, and provide financial forecasts.
  • Develop specifications for capital works, oversee procurement, and report on progress.
  • Build and maintain strong relationships with internal and external stakeholders.
  • Ensure compliance with health and safety and other relevant regulations.
  • Identify project risks and implement solutions to maintain progress.
  • Communicate effectively with project teams and stakeholders, ensuring timely information sharing.
  • Manage and support colleagues and contractors to ensure successful project execution.


Skills & Experience

Essential:

  • Expertise in quantity surveying, cost management, contract management, procurement, and project management.
  • Proven experience in planning, designing, and delivering construction projects.
  • Strong knowledge of construction legislation, including CDM Regulations 2015, planning, and building regulations.
  • Experience managing multiple projects and handling construction-related procurement.
  • MRICS or equivalent qualification with significant experience across sectors.
  • Strong leadership, communication, and stakeholder management skills.
  • Ability to manage client expectations and maintain professional relationships.
  • Experience in managing and motivating teams.

Desirable:

  • Understanding of residential developments and the care industry.
  • Experience working with construction framework contracts.
  • Ability to develop business cases and engage with executive boards in complex organizations.
